Syndicate Legal Advisory Services completes residential lease agreements on a state-compliant forms.

What’s included:

  • Jurisdiction table check. Using our state table, we give the client the state’s and city’s published rules: required form or language, security deposit rules, mandatory disclosures, rent control and just-cause status as published by the local agency, late fee limits, entry notice, termination notice periods, and any registration or license requirement.
  • Intake and information gathering. A structured questionnaire records the client’s own statements: landlord’s and tenant’s names and contact information, the property address, unit, parcel, and county, whether it is a single-family home, apartment, condominium, or room, the term and start date, the owner of record, and any property manager or agent, and the HOA name if any.
  • Agreed-terms worksheet. The landlord (and the tenant, if the tenant is a client or both consent) completes and signs a worksheet stating, in their own words, the rent, due date, deposit amount, term, utilities, parking, pets, occupants, late fee, and any other term.
  • Lease preparation. From the signed worksheet, we complete the state’s required or customary form with the terms stated as written.
  • Required disclosure forms (landlord’s statements). We prepare the state’s and city’s required disclosure forms (for example, the lead-based paint disclosure and pamphlet acknowledgment for pre-1978 housing, mold, bedbug, flood, and other statutory notices) from the landlord’s own answers, exactly as stated, and the landlord signs.
  • Move-in condition checklist. We provide the state’s published or an approved move-in and move-out inspection checklist for the parties to complete together.
  • Deposit information sheet. A neutral sheet from the state’s published rules on deposit amounts, holding, and return, with a notice that the landlord is responsible for compliance.
  • Co-tenant and guarantor forms (optional). From stated terms, we type a guarantor agreement, roommate addendum, or occupant addendum on an approved form.
  • Signing packet. Signature pages and any witness or notarial blocks the state requires. Each party signs personally. We do not sign, witness, or notarize.
  • Document organizer. We organize the client’s own documents (deed or ownership record, insurance, prior lease, disclosures, ID and screening records the client lawfully holds, and photographs) into a labeled file, without interpreting them.
  • After-signing checklist. A neutral list from public guidance of what follows: delivering copies, depositing funds as required, move-in inspection, and record keeping. We do not advise on what these mean.
  • Review and revisions. We make revisions you request to the typed documents before signing, within your review rounds, only on the client’s instruction, and only where the other party is notified of any change after delivery.
