Syndicate Legal Advisory Services complete the court’s published petition form and organizes the successor’s documents.
What’s included:
- Jurisdiction check. We confirm the decedent’s domicile and the property’s county, and give the successor the court’s published venue and filing rules.
- Decedent and relationship record. The successor supplies a certified death certificate and states the dates and the successor’s relationship, and whether there is a will.
- Intake and information gathering. The successor states names and addresses of heirs, beneficiaries, and any surviving spouse or partner, and describes the property and how it was used.
- Legal description organization. We copy the legal description and parcel number from a recorded deed or title report the successor supplies.
- Property and lien schedule (successor’s statements). We prepare the successor’s own statements of how title is held, mortgages, liens, and the successor’s estimate of value, from documents the successor supplies.
- Petition completion. From the successor’s statements, we prepare the court’s form (for example, DE-310 or the form the successor selects from the court’s instructions).
- Will and attachment handling. We attach the will as the court’s form directs and remind the successor of any lodging requirement.
- Referee appraisal information. We give the court’s published description of how the referee is appointed and paid.
- Notice, hearing, and order forms. We prepare the notice of hearing, proof of service, and proposed order from the successor’s statements, with a neutral checklist of who must receive notice. The successor or an adult non-party serves. We do not serve.
- Signing packet. Signature pages with the verification. The successor signs personally. We do not sign, witness, or notarize.
- Filing and recording packet. Copy and signature instructions, the court’s filing procedures, and the county recorder’s information for recording the order. The successor files and records. We do not hold funds.
- Property tax information sheet. A neutral sheet from the county assessor’s own publications on change-in-ownership reporting and the exclusion claim forms, with no application to the successor’s facts and no preparation of tax forms under this service.
- Document organization. We organize the death certificate, will, deeds, tax bills, mortgage statements, insurance, and correspondence into a labeled file, without interpreting them.
- Fee waiver forms (optional). We type the successor’s answers on the court’s fee waiver forms without advising on eligibility.
- After-filing checklist and revisions. A neutral list of what follows (referee appraisal, hearing, order, recording), and revisions within your review rounds, only on the successor’s instruction and only to match the documents.
