Syndicate Legal Advisory Services completes the court’s published petition form, and organize the survivor’s documents.

What’s included:

  • Jurisdiction check. We confirm the decedent’s domicile and where the property is located and give the survivor the court’s published venue and filing rules.
  • Decedent and relationship record. The survivor supplies a certified death certificate and the marriage certificate or domestic partnership registration, and states the dates.
  • Intake and information gathering. A structured questionnaire records the survivor’s own statements: the survivor’s name and address, the decedent’s name, date of death, and last residence, whether the decedent left a will, the names and addresses of children, other heirs, and beneficiaries the survivor knows of, and the survivor’s own description of each asset.
  • Property schedule. We prepare the survivor’s own list of each asset, its value as the survivor states it, and how title is held as shown by the survivor’s documents (deed, account statement, title certificate), exactly as supplied.
  • Legal description organizer (real property). For real property, we copy the legal description verbatim from a recorded deed or title report that the survivor supplies and match it to the address and parcel number.
  • Petition completion. From the survivor’s statements and documents, we complete the court’s petition (for example, DE-305 or DE-310, whichever the survivor has selected from the court’s own instructions), including the survivor’s own statements about the will, the heirs, and the property, exactly as the survivor states them.
  • Will and attachment handling. If there is a will, the survivor supplies the original or a copy, and we attach it as the court’s form directs.
  • Notice, hearing, and order forms. We prepare the court’s notice of hearing, proof of service, and proposed order from the survivor’s statements and the court’s published instructions. We give a neutral checklist of who the court’s rules say must receive notice. The survivor or an adult non-party completes service, and we do not serve.
  • Signing packet. We prepare the signature pages, including the survivor’s verification under penalty of perjury. The survivor signs personally. We do not sign, witness, or notarize.
  • Filing and recording packet. We provide a printable packet with the prepared forms, copy and signature instructions, the court’s filing procedures, and the county recorder’s published information for recording a certified copy of the order for real property. The survivor files and records, personally or through a service the survivor chooses. We do not file or record and do not hold funds.
  • Document organization. We organize the survivor’s own documents (death and marriage certificates, the will, deeds, account statements, titles, tax records, and correspondence) into a labeled file.
  • Fee waiver forms (optional). If the survivor requests, we type the survivor’s own answers on the court’s fee waiver forms.
  • After-filing checklist. A neutral list, from the court’s public guidance, of what follows: the hearing, any objection, the order, recording, and presentation to holders and the title company.
  • Review and revisions. We make revisions you request to the typed forms before signing, within the review rounds in your package, only on the survivor’s instruction and only to match the survivor’s documents.
