Syndicate Legal Advisory Services prepares the notices and court forms used to evict a tenant on the forms required in the state and county where the property is located.

What’s included:

  • Intake and information gathering. A structured questionnaire and document checklist collect the landlord’s or owner’s name and entity information, the property address and county or parish, the unit, the tenant names and occupants, the lease or rental agreement, rent amount and due date, payment history, any notices already given, the type of problem (nonpayment, lease violation, holdover, or other), and the date and manner of any prior notice. You supply the lease and records.
  • Jurisdiction and eligibility screen. The intake records the client’s own answers about whether the property is subject to rent control, just-cause, subsidized or public housing, federally backed mortgage, or other special rules, and whether the tenant has told you about a military service, bankruptcy, or an accommodation request.
  • Pre-suit notice (client-selected). On the state’s required form or wording, we type the notice you select, such as a pay-rent-or-quit notice, a cure-or-quit notice, a notice of termination, or a notice of non-renewal, entering the amounts, dates, and facts you supply and the tenant’s name.
  • Service of notice. We prepare the proof of service of notice and a checklist of the delivery methods the state allows. Delivery is by the landlord or a person the landlord designates, and we do not serve notices ourselves unless we are authorized and qualified to do so.
  • Complaint and summons. After the notice period, if the client directs, we complete the state’s eviction complaint and summons forms (for example, the unlawful detainer complaint and summons in California, or the forensic entry and detainer or summary process forms in other states) from the facts you supply, plus the civil case cover sheet and any local forms.
  • Service of the summons and complaint. We prepare the proof of service forms and a service checklist. At your direction, we arrange service through a registered process server or sheriff at your cost.
  • Default and judgment forms (optional). If the tenant does not respond, we complete the state’s request for default, declaration, judgment, and Servicemembers Civil Relief Act declaration forms from the figures and facts you supply.
  • Responses and filings after an answer (limited). If the tenant answers, we prepare only the routine forms the court requires to set a hearing or trial. We do not prepare discovery, motions, or trial materials with this plan.
  • Writ of possession or equivalent. After judgment, we complete the request for a writ of possession or the state’s equivalent and the instructions to the sheriff or marshal, and a checklist of the lockout steps the sheriff performs. We do not conduct or advise on any lockout.
  • Stipulation or settlement forms (optional - additional fees apply). From terms the parties have agreed to, we prepare a stipulation for entry of judgment or a payment plan.
  • Abandoned property and deposit documents (optional - additional fees apply). From facts you supply, we prepare a notice of belief of abandonment or a notice regarding abandoned personal property, and a security deposit itemization letter, using the state’s statutory form or wording.
  • Hearing packet. We prepare an exhibit index and a checklist of what to bring. We do not prepare the client to testify or appear.
  • Review and revisions. We make revisions you request to the drafts before signing, within the number of review rounds included in your package.
