What’s included:

  • Intake and information gathering. A structured questionnaire collects the grantor’s and grantee’s names exactly as they appear on title or as the grantee wishes to take title, marital status, the property address, the assessor’s parcel number, the county, the current vesting and legal description (taken by you from the existing recorded deed or a title report), the reason for the transfer, and the recording return address.
  • Quitclaim deed preparation. We prepare the deed with the recording information block, the quitclaim transfer language, the legal description exactly as you supply it, and the vesting you select for the grantee.
  • Documentary transfer tax statement. From the figures and the exemption you identify, we complete the documentary transfer tax declaration, or note the claimed exemption (for example, a transfer for no consideration or a transfer between spouses).
  • Preliminary Change of Ownership Report (PCOR). We complete the PCOR from information you supply, for submission with the deed.
  • Notary acknowledgment. We prepare the acknowledgment certificate and written signing instructions. A commissioned notary independent of our service must verify the grantor’s identity.
  • Spousal and co-owner signature blocks. Where you identify a spouse or co-owner, we include the signature blocks you request.
  • Recording packet. We provide a recording cover letter, a recorder checklist, and delivery instructions. At your direction, we deliver the signed deed to the county recorder with the filing fee you provide. We do not hold funds or act as escrow.
  • Review and revisions. We make revisions you request to the draft before signing, within the number of review rounds included in your package.

Common uses we can prepare for at your direction (the use is your choice, not our recommendation):

  • Adding or removing a name from title, such as adding a spouse or removing a former co-owner
  • Interspousal transfer deed, where spouses convert property between separate and community character, using the form and terms you select
  • Transfer into your own revocable trust, where you supply the trust’s exact name and date
  • Transfer following a divorce judgment or settlement agreement, prepared only from the terms of the signed agreement or judgment you supply
