Syndicate Legal Advisory Services prepare letters, forms, and organized records for a homeowner facing foreclosure on the forms required in the state and county where the property is located. We do not negotiate with your lender or servicer, and we guaranty that your lender will stop or delay a foreclosure.

What’s included:

  • Intake and information gathering. A structured questionnaire and document checklist collect the owner’s names, the property address and county, whether it is owner-occupied, the loan and servicer information, all notices and letters received (with dates), any summons and complaint, payment history, hardship facts, income and expenses, and prior loss mitigation requests.
  • Document review and organizing. We organize the client’s loan documents, notices, and correspondence into a timeline and exhibit index.
  • Qualified written request and information letters. Over the homeowner’s signature, from facts the client supplies, we prepare a Qualified Written Request or request for information to the servicer (RESPA), a request for the payoff or reinstatement figure, a request for the loan file, payment history, and the identity of the note holder, and a notice of error.
  • Loss mitigation application (client-directed). We complete the servicer’s loan modification or loss mitigation application package, the standard Uniform Borrower Assistance Form, and the financial worksheet from the client’s own figures and records, with a checklist of supporting documents.
  • Hardship letter. We prepare a hardship statement.
  • State mediation or counseling program forms. Where the state offers foreclosure mediation or a pre-foreclosure program, we complete the request or intake forms from the client’s information and organize the documents the program asks for.
  • Judicial states: response to the complaint (limited). If the client is served with a foreclosure complaint, we complete the state’s form answer or appearance, where one exists, from the client’s own statements and boxes the client selects, plus any fee waiver request. We provide the court’s neutral checklist of common defenses as information only.
  • Nonjudicial states: homeowner notices (limited). We prepare, from facts the client supplies, a written request to the trustee or servicer for a copy of the notice of default and the sale date, a request for postponement, and a written request for reinstatement or payoff figures. We do not draft lawsuits, temporary restraining orders, or motions to stop a sale with this plan (see Civil Litigation Support).
  • Reinstatement and payment plan documents. Where the client and the servicer have agreed to terms, we prepare a cover letter and transmittal documents for a repayment plan, a forbearance request, or a reinstatement payment, from the terms supplied. We do not hold funds.
  • Sale alternatives paperwork (optional - Additional Fee Required). We can prepare the forms for a short sale or deed in lieu of foreclosure request to the servicer, following our Grant Deed and Contract descriptions where applicable. We do not negotiate or advise on whether to choose these options.
  • Bankruptcy referral. We do not prepare bankruptcy filings in this package.
  • Post-sale documents (limited - Additional Fee Required). When necessary, we prepare a request for surplus proceeds forms where the state provides them, and a notice for the return of personal property, following our Eviction (Tenant Side) description for any post-sale occupancy matter, which is excluded here.
  • Service documents and filing logistics. We prepare proof of service for papers the client files or sends, and provide a filing packet with copy and filing instructions.
  • Review and revisions. We make revisions you request to the drafts before sending or filing, within the number of review rounds included in your package.
